I am often contacted by prospective developers or landowners who have a plot of land to develop or premises and know they want to develop 'the site' but unsure on what they want to develop it to, and how they are going to get there.
So, as a starting point, why not think about your objective, ie. what do you want to achieve ? It could be to maximise the potential of your land in order to achieve the most money or it could be a development that is personal and you want a lasting legacy, for example. Whatever you feel is your priority, by using my services as a Chartered Planning Consultant, I can offer you a new perspective, make suggestions that you may not have considered and work with you to achieve your aims.
If you understand your budget and expenditure, that would be extremely useful. We often find that many individuals do not understand how expensive the planning process can end up being, particularly if other technical disciplines end up being involved or if legal advice is required.
I don’t expect you to know everything there is to know about your project from the beginning. My aim is to help you discover what you don’t know and to help you through the planning process, making sense of the terminology, every step of the way.
It is also worth remembering that every project is unique and there is no ‘one size fits all’ approach. You may already be aware of a particular issue that you know could be contentious and, as each local authority has different planning constraints and rules which can be a minefield of their own, the more detail that is provided from the start, the better.
Once we have an understanding of what you want to achieve, we can then discuss a strategy of how we are going to get there. The majority of our work is carried out on a time charge basis however, if we can fix fees for deliverable items, we will.
Ultimately, our role is to help you navigate the planning process in order to achieve the best possible outcome for you and your project. By working together, we will get there – and if the project isn’t actually feasible, I will tell you. After all, honesty is the best policy in all walks of life!
