Examples of how we have helped clients in Warrington
LDC – Granted – Erection of an outbuilding and fence at a residential dwelling, Appleton
Our client was keen to ensure that the works which they were intending on undertaking did not require planning permission. We obtained a Certificate of proposed lawful development for our clients in regard to the erection of an outbuilding at fence at their property.
Planning approved – Erection of a dwellinghouse, Croft
Our client was seeking planning permission for a new dwellinghouse within the inset Green Belt of Croft. Working with the wider project team, we provided a strategy and prepared a Planning Statement to support the erection of the dwelling in the inset Green Belt. The application went to Planning Committee and was granted approval.
Planning approved – Erection of a single storey side extension (retrospective), Poulton – with – Fearnhead
We demonstrated that by virtue of the siting and design of our clients extension, the development was subordinate to the host dwelling and was in keeping with the character and appearance of the street scene. Further, we demonstrated that the development did not appear incongruous nor did it give rise to any unacceptable levels of impact on adjacent / adjoining occupiers. Subsequently, planning permission was granted.
Planning approved – Conversion of an existing garage to a garden room, Culcheth
We were instructed by the homeowner to prepare a planning and heritage statement to support their proposed development. We demonstrated that the proposed alterations to the garage would not appear incongruous and would preserve the character and appearance of the conservation area and as a result, would not harm the setting of the heritage asset. Planning permission was subsequently granted.
