Planning Approved for Green Belt Property

ABL Planning were involved in this planning project from the start to gain planning approval for a first-floor side extension project in Halton.

We successfully demonstrated that our client’s proposal did not constitute inappropriate development within the Green Belt, aligning with the exceptions outlined in paragraph 154c of the Framework (2023).

A counter argument was also proposed that in any event, even if the development was found to be inappropriate within the Green Belt, there where other considerations that would clearly outweigh the substantial weight given to any harm to the Green Belt. Consequently, the very special circumstances necessary to justify the development would exist.

In addition to matters of Green Belt, we demonstrated that the development would not result in harm to the character and appearance of the Conservation Area, and would not harm living conditions at neighbouring properties.

Our expertise in Green Belt and Conservation Area matters was instrumental in overcoming potential planning objections, reinforcing the principle that well-considered developments can be successfully delivered even in sensitive planning contexts.
